Step one – Contact us
To start the quick property sale Scotland process off -contact us by phone on 0800 043 0669 or use the form provided here. After we take your details and understad your situaton, we’ll do some initial research to confirm your estimated valuation.
We will obviously need to collect details about the property – how many bedrooms, condition etc, but also something of your personal circumstances including details of what needs to be paid off by the sale. This is because we need to know you have sufficient equity to allow us to make an offer for your home.
Step two – Agree terms and written offer
We go back to you with our view of your valuation and indicate verbally what the offer would be, subject to an independent survey by a qualified surveyor. If you indicate our offer is acceptable we then formalise the offer, by putting it in writing.
If your house is unusual, needs work or if you prefer, we will arrange to visit your property before committing to a written offer. This is so we can be fair to both parties.
Your written offer will include will also the terms and conditions relating to the offer i.e. that we have agreed to pay your legal fees, speed of sale etc. Generally our offers are based on a percentage of your property’s value.
Step three – Formal valuation and reconfirmation of offer
We will request a survey by anyone of the three largest survey firms in Scotland – usually the firm with an office closest to you. When the survey report is completed we will forward a copy to you along with a reconfirmation of our offer. We reconfirm the offer after the survey, just in case the survey valuation varies from our initial estimate – this is so ew can be fair to both parties. It’s entirely up to you how long you consider our offer – there is NEVER any pressure from us.
Step four – Exchange solicitors details and complete the sale
Offer accepted we can then exchange solictors details. We aim to complete in 2-4 weeks depending on the circumstances of your sale. If you require a sale in less than four weeks we recommend you use a solicitor experienced in quick transactions. We can suggest solicitors in North, East and West Scotland who have acted for clients in the past. Your solicitor will confirm precisely when you get your cash – if not on the entry date itself then usually within a few working days.
Don’t forget. If you need to ell your Scottish property quickly, contact us for a NO FEE, NO OBLIGATION solution.
